Booking Terms & Conditions

We will do everything to ensure your stay with us is enjoyable and trouble free. To ensure clarity on responsibilities in relation to your booking we have drawn up these Terms & Conditions for guidance and reassurance.

Accommodation

The flat accommodates two people in a one double bedded room and has a futon settee in the lounge which must only be used for sleeping additional persons by prior agreement at booking with the owner and at additional cost of £15 per person.

Booking and Changes

Booking should be made by completion of the Booking Form on this website. A 20% non-refundable deposit is required on booking. It is important to note that your booking is provisional until the deposit has been received and CosyinCartmel have confirmed receipt.

The full remaining balance of payment is due one month before your stay. We accept payment by cheque or bank transfer unless otherwise agreed. Once made, the balance payment is non-refundable. However, if we manage re-let your reservation, or part of your reservation, we will refund you the balance.

If your arrival date is within 4 weeks of the booking then we require the full rental charge to be made when you make the reservation.

Cancellation by You

If you cancel more than 8 weeks before your arrival we will retain your 20% deposit but you will not be charged for the remainder of the rental charge. If you cancel 8 weeks or less before arrival we will retain your deposit but you are liable to pay the full balance of the rental charge for the flat(s). We will endeavour to re-let the flat(s) and if we do manage to re-let the flat(s) we will return the balance rental charge payment to you. Please contact us as soon as possible if you think you may have to cancel your booking so that we can try to re-let the flat(s). We recommend that you take out appropriate travel insurance to cover unforeseen circumstances. Cancellation must be made initially by telephone and then confirmed in writing.

Cancellation by Us

We reserve the right to cancel your stay at short notice if unexpected circumstances arise. If we have to cancel your booking we will try to find suitable alternative accommodation. If we are unable to find suitable alternative accommodation or you do not wish to accept this we will refund your payment in full or offer you alternative dates. We are not responsible for any costs you incur or monies lost due to our cancellation. We will not be liable for any further payments.

Use of Property

Only the agreed number of guests must stay at the property. We do not accept children aged 18 months to 10 years unless by prior agreement.

Extreme weather

We will not issue a refund if extreme weather prevents you from travelling so recommend you take out holiday insurance to cover for this eventuality.

Fair usage policy

Usage of electricity which the owner deems to be excessive will be charged at our discretion. We reserve the right to charge for extra cleaning if the cottage is left in an unreasonable condition.

Fire risk

Barbecues, candles and smoking indoors is strictly forbidden.

Complaints and difficulties

Please inform us of any problems immediately. We will deal with them straight away. If a serious problem arises that we cannot resolve by the evening, we will book you into alternative accommodation of a similar standard.

Right to evict

The owner reserves the right to evict guests without compensation in the case of anti-social behaviour, unreasonable breakages, if smoking restrictions are not observed, if visitors are causing a fire risk, if the accommodation is being misused, or if there is a breach of these terms and conditions.

No tenancy

The agreement is for the reservation period only and is not intended to create the relationship of landlord and tenant between the visitor and the owner. The visitor shall not be entitled to a tenancy, or to any assured shorthold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or upon termination of the agreement.

Keys

Lost keys will be charged at £10 per key.

Accidents, injury and personal property

The owner has no liability to you for the death or personal injury to you or any member of your party. We suggest you take out travel insurance to cover you for personal injury during your stay. We are not responsible for any loss, damage or theft to your personal property during your stay.

Right of entry

We reserve the right to enter the property to inspect it or carry out necessary repairs or maintenance during your stay.
